Summary of proposed development

1. 133 dwellings
2. 1-5 bedrooms.
3. Maximum 3 storeys
4. 50% affordable homes (under planning definition, not cheaper homes to buy!)
5. All 1- & 2-bedroom properties are affordable housing (none on open market for private purchase)
6. Affordable housing is 1-3 bedrooms (none are 4 & 5 bedrooms)
7. Creation of public open space (c.50% of total 10-hectare site)
8. Community hub
9. Play and activity areas.
10. Primary estate access from Potash Road (current location of no.41)
11. Walking & cycling access (current location of no.65)
12. Retention of existing trees and hedgerows.
13. New tree planting.
14. Creation of dormice habitat areas.
15. Creation of attenuation (flood) ponds.
16. No building along known gas pipeline through site.
17. No onsite education or health facilities, or shops.
18. Foul water pumping station.
19. Applicant claiming grey belt and partially pre-developed land.
20. No clear stated commitment to ‘Golden Rules’ infrastructure contributions for highways, education or health.These are some points taken from the planning application.

Points to consider when objecting

​1. This is Green Belt. Previously proposed development on this site was rejected by Basildon council and a planning inspector on appeal as it would cause harm to the Green Belt. Nothing has changed since then.

2. Potash Road is totally inadequate to take more traffic. There are clear safety implications especially towards the east narrow section, where another 49 houses are proposed.

3. No highways improvements are being proposed.

4. No primary schools or doctors are within a 15-minute walk.

5. Local primary schools are near, or already at, full capacity today.

6. Doctors and dentists are full.

7. No new schools or health facility improvements are being proposed.

8. The nearest shops are more than a 15-minute walk.

9. No local shops are being proposed on site.

10. Billericay station, and High Street for major shops, are almost 2 miles away.

11. This is an unsustainable extreme edge of town location that will create a new estate dependent on car use.

12. The area is ecologically rich being an important habitat for Dormice. Great Crested Newts are likely at the site. Bats and badgers have been recorded. Red and amber listed birds breed within the site.

13. The area is historically important being near where the Battle of Billericay took place during the Peasant’s Revolt.

14. There are no 1 or 2 bedroom properties for local first time buyers.
